You are getting an extra hour of sleep this weekend-but it will start getting dark a lot earlier!

This a good time of year to do some maintenance before it gets too cold outside, and some helpful hints!

Turn off your outdoor water spicket
Check any sprinklers and make sure they are drained and turned off
When it gets extremely cold, open your cabinet doors so your pipes don't freeze
Do not leave space heaters unattended, avoid using Kerosene he aters
Change your HVAC filters-this should be done at least every 3 months throughout the year
If you have pets-keep them inside during cold weather
Check, and or change the batteries in your smoke detectors

11 Things To Do When The Time Changes

1. Replace the batteries in your smoke and carbon monoxide detectors . A must! If you know the batteries have been changed recently, still go ahead and give everything a test. This could be a life-saver!

2. Replace the filters in your heater or air conditioner . Hopefully you remember to do this every three months, but if you haven’t done it lately, this is a good day to do it!

3. Do a quick clean out . This is as good a time as any to toss out any expired items from your kitchen and medicine cabinets!

4. Flip your mattress . If you have a no-flip mattress, simply rotate it. (This will save on wear and tear!)

5. Swap out the baking soda in the fridge . It’s probably getting a little stale in there!

6. Reverse your fans . If your ceiling fans have a reverse switch go ahead and change it today. You want them to spin counter-clockwise in the spring and summer months (it will keep things cooler). Switch them to spinning clockwise in the fall and winter. If you run your fan on low it really will help warm up your room!

7. Swap your closet . If you tend to store your clothes seasonally this is a good day to replace your spring and summer items for your fall and winter wardrobe .

8. Put together an emergency kit . It’s always good to be prepared and spring thunderstorms or winter snowstorm tend to remind us that having items like flashlights (with batteries!), first aid kits, and weather radios on hand is a good idea!

9. Wash your pillows . Think about the last time you washed your pillows…can’t remember? It's a good time to do that now!

10. Vacuum the dryer vent . Add this to your list of Daylight Saving Time to-dos and cut down on a big fire hazard!

11. Take a nap ! Did you know the start of Daylight Saving Time is officially considered “Napping Day”? That’s a celebration you don’t want to miss! (And we say it’s more than OK to celebrate if Daylight Savings Time is ending too!)

A quick and easy list to check off just twice a year! That clock change has some benefit to it after all!

As the seconds tick away and you settle into the new time vibe, take a sec to appreciate the efficiency boost from dealing with these tasks. Going through the Daylight Saving Time shuffle isn’t just about adjusting clocks; it’s a chance to up your safety game, do some home TLC, and generally be more ready for whatever comes your way.

Join the city of Lexington in celebrating Martin Luther King Jr.'s legacy

This year’s MLK Holiday Celebration will be on Jan. 15, 2024 beginning with the annual Freedom March at 1 p.m. and concluding with the powerful commemorative program held at the Central Bank Center at 2 p.m. The March begins and ends at the Central Bank Center in downtown Lexington.

“This storied event has been praised by media commentators and several of our illustrious speakers as ‘one of the best in the country for its consistent record of presenting thoughtful, timely and creatively uplifting programs’”, said Chester Grundy, MLK Day Event Chairperson since 1974. “We look forward to celebrating with our community and invite everyone to come together on Jan. 15.”

The MLK Holiday Observance in Lexington provides an opportunity for our community to come together to honor Dr. King’s legacy of freedom, justice, peace and equal opportunity for all Americans. The annual march and program draws participation of several thousand people from across Central Kentucky and beyond. The MLK Holiday Observance is a free public event designed to inspire the better angels of our nature as we unite as a community to elevate Dr. King’s vision and legacy. The 2023 March had a record crowd of over 8,000.

The Program keynote speaker this year is Reverend Dr. Kevin W. Cosby. The internationally renowned youth choral ensemble Uniting Voices Chicago and Uniting Voices Lexington will be the featured artists at the Commemorative Program.

MLK Planning Committee History: Lexington’s Martin Luther King, Jr. Holiday Observance was founded in 1973, five years after the tragic assassination of Martin Luther King, Jr. in April, 1968. Mr. Jerry Stevens, the first Director of UK’s Office of Minority Student Affairs and Dr. Edgar Mack, faculty member in UK’s College of Social Work, served as founders and co-coordinators during the early days of this observance. They would later be joined by Chester Grundy, who upon his hiring, would take on the role of program coordinator in 1974. The MLK Holiday was originally established not only to elevate the legacy of Dr. Martin Luther King, Jr. but to establish an undergraduate scholarship in his honor. Below is a list of agencies that are closed on Monday, January 15, 2024

Government Offices

Since MLK Day is a federal holiday, most government offices are closed. Generally, the only exceptions are agencies dedicated to public safety or national security, as those usually have personnel working every day of the year.

Banks and Credit Unions

Banks and credit unions typically follow the federal holiday schedule. As a result, the vast majority are closed on Martin Luther King Jr. Day.

US Stock and Bond Markets

The US stock and bond markets don’t follow the federal holiday schedule exactly. However, all are closed on MLK Day.

K-12 Schools, Colleges, and Universities

Generally, K-12 schools, colleges, and universities follow the federal holiday schedule. Since that’s the case, classes aren’t in session on MLK Day in most areas. Additionally, certain on-campus services – like bookstores on university campuses – may close for the holiday, too.

Public Libraries

Since public libraries are usually run by city or county governments, they typically follow the federal holiday schedule. As a result, public libraries are traditionally closed on MLK Day.

Garbage Services

Garbage pickup services may or may not run on MLK Day, depending on your location. As a result, you’ll want to check with your provider if you usually have garbage picked up on Mondays to see if the company is using a modified schedule due to the holiday.

Mail and Parcel Services

Since the United States Postal Service (USPS) is a government agency, the post office is closed on MLK Day 2024. Along with customer service employees not being available on January 15, there won’t be any mail delivery or pickup.

UPS also closed for MLK Day. The only service from UPS that’s guaranteed to be running is UPS Express Critical, though some (but not all) UPS Store locations may open, too.

FedEx is primarily open on MLK Day 2024. The only service that’s impacted is FedEx Ground Economy, as those rely on a partnership with USPS, and USPS is closed for the holiday.

Make sure all water hoses are disconnected from outdoor Spigots
Open cabinet doors below sinks to allow more heat around the pipes
Leave faucets dripping to prevent the lines from freezing
If you go out of town, DO NOT TURN OFF THE HEAT
If you adjust the temperature on the thermostat, only change it by 2 degrees at a time, up or down. Changing by more that that all at once can cause the heat to STOP working

SPRING HAS ARRIVED

With the arrival of spring, we are implementing a new practice of Regular Property Inspections/Site Visits. Over the next several weeks, we will be making interior and exterior property inspections to ensure everyone is maintaining their property according to each lease. If you have any changes in status of pets or who is living in your property and not on the lease, we need to know about those items. As we schedule these inspections, we will notify you AT LEAST 2 days in advance. If you are not home at the scheduled time, we will use our keys to gain entry into your home. And, should you have pets, please make sure they are caged so we do not disturb them when we visit.

Also, if you are in violation of any of the terms of your lease, you will be given ample time to correct the violation(s). If not, we will take appropriate action to maintain the integrity of the property and to ensure our owners that their properties are being maintained to our "HIGHER STANDARDS OF PROPERTY MANAGEMENT" and cared for properly.

We are obligated to our owners to make sure their properties are being maintained in the proper manner by each and tenant that is on the lease. Celebrating Martin Luther King Jr. Day

January 16,2023 is Martin Luther King Jr. Day! This day is celebrated across the country, is a Federal Holiday, and all banking institutions and schools are closed. Below are a few celebrations and events that are being held in Lexington, KY.

Lexington will celebrate its 50th anniversary of the Martin Luther King Jr. Day celebration on Jan. 16 with a breakfast, the Freedom March in downtown and an afternoon of programming. “We continue to work to bring Dr. King’s vision of peace and equality to our city,” Mayor Linda Gorton said. “I am so thankful to everyone who organizes the program to honor Dr. King, and to the community members who come out and participate every year.” ▪ 6:30-9 a.m.: Unity Breakfast, a ticketed event hosted by the Alpha Beta Lambda chapter of the Alpha Phi Alpha fraternity. The theme of this year’s Commemorative Program is “MLK Holiday 50th Anniversary: A Half Century of Lighting Candles of Hope Against the Threat of Darkness.” This year’s keynote speaker will be David Hall, President of the University of the Virgin Islands, known for his work on legal aspects of social justice and race. The Uniting Voices Chicago, formerly the Chicago Children’s Choir, will perform. Their appearance is part of the start of a satellite choir being started by singer Michael Preacely, known as the United Voices Lexington. There will be an all-day event with the choir on Saturday, Jan. 14 at Immanuel Baptist Church. The march and program are free and open to the public, and made possible through the partnership of the University of Kentucky, Lexington-Fayette Urban County Government, Spectrum, Blue Grass Community Foundation, Cornett, Bluegrass Community and Technical College, and Smiley Pete Publishing.

Lane Closures In Lexington Over Father’s Day weekend!

Here is a traffic alert for you, which is especially important if you’re travelling for Father’s Day or will just be out and about. The right lane on the inner loop of New Circle Road, between Woodhill Drive and Nicholasville Road in Lexington, is scheduled to be closed this weekend, according to the transportation cabinet. The closure is to allow crews to continue installing guardrails. It’s scheduled until 10 PM Saturday night and from 7 AM to 7 PM Sunday.

It's Time To Spring Forward This Sunday! Make Sure To Move Your Clocks Up 1 Hour!

This is the time of year for change-the time, the hours of daylight we get to enjoy, the weather, the fresh fruits and vegetables available at the Farmers Market, and a few things we should all do at least twice a year:

Change the batteries in your smoke detectors
Change, or clean the filters in your HVAC system (this really should be done once per month)
Make sure you have working flashlights with new batteries
Look thru your dry goods and refrigerated items and discard anything that has expired
Bring cookies, donuts, or any kind of sweet treat to you favorite Property Management Company-Give us a call if you need directions to our office

Loosing 1 hour of sleep affects everyone's routine-But hopefully watching the Final Game of the SEC Tournament Sunday at 1:00 PM will help you to have a fun day with family and friends!

Useful News for February 21, 2022:

The vast majority of major regional and national banks are closed for Presidents’ Day. Some local Lexington banks are open, please call specific locations for holiday hours. ATMs are available 24/7 for emergencies.

Financial markets are closed in the U.S. as the New York Stock Exchange and Nasdaq will observe the holiday. Bond markets are also closed.

All USPS stores and post offices are closed. USPS won’t accept or deliver any mail (excluding Priority Mail Express mail items). However, UPS will continue services. FedEx home delivery will be operational, but FedEx Express and FedEx SmartPost will have modified service.

Lexington Public Libraries are all open.

Is there trash collection on Presidents’ Day?

No city waste collections will be made on Monday, February 21. Residents and businesses that normally receive curbside pickup on Mondays will be serviced on Wednesday, February 23. Those with Monday service should place their carts out after 4 p.m. on Tuesday to ensure Wednesday collection.

Celebrate Presidents’ Day at the Mary Todd Lincoln House with a special event for children and their families. With a self-guided tour, scavenger hunt, puzzles and other activities inspired by the Lincoln family, the informal event is designed for children ages 5-10, but all are welcome.

The event will run from 10 a.m. to 3 p.m. with timed entry and limited capacity of 15 people per entry time. The event is free to children through age 17. Adult admission is $15. Online booking is recommended to guarantee entry, but walk-ups are welcome if there are remaining spaces. Masks are required. Tickets available at www.mtlhouse.org.

HAPPY EASTER

With Easter comes the promise of warmer days and "Springlike" signs......flowers starting to emerge, trees beginning to bud and blossom and bunny rabbits appearing in our yards and baby birds waiting to be born in their nests.

We have all had a difficult past 12 months, but with children going back to the classroom and more businesses and restaurants becoming "OPEN FOR BUSINESS," we welcome all that comes with SPRING.

And, as a reminder, the offices are closed to the public on Monday's. And, our hours are Tuesday through Friday, 9 AM - 5 PM and closed for lunch from 12-1.

When you call the office, you may reach one of our lovely new employees, Cindy Lou or Sherry Kaye, so introduce yourself to them when you call. They will be happy to help you in any way or take a message.

JULY 4TH

As we approach the mid point of 2020, we want to take this time to celebrate EACH of you, our owner partners, our tenant partners and our vendor partners. We have said before, without ALL of you, none of our continued and sustained success would be possible.

Traditionally, July 4th is the "beginning" of Summer.......celebrations, fireworks, cook outs, family and friends gathering to spend time together and enjoy the rest of the hot and humid season. While this year may be a little different for some, the fact remains that we are all grateful for one another and how each one of you has impacted our lives in a positive way.

When we help a family find a new home, our hearts are warmed when we see the delight in a child's eyes, as they decide "which" room in their new home will belong to them and how they will make it their very own. When a grandmother knows that her grandchildren (and children) will be a little closer, now that they have relocated or "come back home" to Lexington. And, in some cases, we simply make new friends, even if we are NOT able to fulfill the rental needs of a prospective tenant partner.

Celebrations have different meanings to each of us, but as we close in on another JULY 4TH, know and understand that we celebrate EACH of you, on a regular basis. Whether your partnership with us has been in existence for a while or is brand new, WE CELEBRATE you.

MOTHER'S DAY

As long as most of us can remember, we have celebrated Mother's Day. It is honored on the second Sunday in May and has been "official" here in the USA since 1908. But is Mother's day really only ONE day each year? Whether you gave birth to a child or children, are an Aunt, Sister, Dear Friend of just someone who knows how to take care of everyone else, this day of celebration is for you.

In our world today, many Mother's have been called upon to be a nurse, teacher, caregiver, friend, neighbor or even just a person who smiles at a stranger when visiting the grocery store or driving on a busy street, allowing someone to turn the corner first, change lanes on a busy street or just be kinder than normal.

As we approach this Sunday, May 10th, if your Mother is still here on earth with you, give her a special gift.....a little extra time on the phone, a helping hand with a project she cannot quite seem to finish or just let her know you care....in the best way you know how. Write her a "thank you" note. We often take things and people for granted and especially our Mother's.

If your Mother has passed on, pause on Sunday and thank her for all she gave to you and all she sacrificed. As we get older, our Mother's seem to get smarter with each passing day. And, when your child or grandchild brings you a dandelion, a weed or a rock from the driveway, let him/her know it is the most beautiful gift you ever received....because to that little one, it most surely is given from the heart.

So, celebrate Mother's Day........no matter where you are, no matter where you Mother might be. She will appreciate your kind thoughts and gestures.....and if you have a few extra minutes next week, next month, next whatever, celebrate Mother's Day each and every day.

FILTERS, Anyone?

In case you haven't checked, your furnace filter might be suffering from a case of " HELP! CHANGE ME!!!" Everyone should change their filters every 3 months. If you are not sure where yours are located or what size they are, send us a text message or an email and we will get that information for you. Some of our properties have the filter size written on the furnace or taped/written inside the door where the unit is located. If you cannot find the size or are unsure how to remove the old one and install a new one, reach out to us. We can and WILL help you.

There are a few reasons why filters need to be changed every three months on a regular basis:

1. Your unit will fun more efficiently (saving you MONEY on utility costs)

2. Less Maintenance requests, which might save YOU MONEY.

3. Cleaner Air = Healthier Homes. If you have allergies, breathing problems or health issues, clean filters are very important and will be great for your safety and your health.

4. Pets. If you have pets, your filters might need changed more often. You, your family AND your pets will appreciate it.

5. According to your lease, it's your responsibility (unless stated otherwise in your lease).

SPRING?????

Well....Mother Nature fooled us again, didn't she? Just when we finished setting out petunias, marigolds, geraniums, roses and all our vegetable plants, Mother Nature

said "NOT YET, FOLKS." With Temperatures reaching above 70 last week, we all drug out the lawn furniture, tank tops, flip flops, shorts and anything else that screams WARM WEATHER!!! With the world in turmoil over COVID-19, we thought we had finally been given a break from being quarantined and were on to bright, sunny days.

We all had to scurry around, find enough old sheets, t-shirts or old clothing items to cover our tender, freshly planted goodies. Hope springs eternal and rest assured, warmer, sunnier days ARE ahead.

While we may have been given a setback with some cold (below freezing) temperatures, we are still doing business at Classic Real Estate and Property Management. We have new Tenant partners moving in, new Owner Partners joining our family and Vendor Partners performing their jobs without fail. While we have closed our offices to the public, we have tried to make the virtual, not in person transition, as easy as possible for everyone. As SOON as we are given the green light, we will reopen our offices. In the mean time, stay tuned, check back often and enjoy the beauty of our area, even if she does have a little frost around the edges.

Do you know where the main shut-off valve is for your water?

This is an important piece of information that you may need in case of an emergency. Kentucky American Water actually enclosed in your water bill a WATER SHUT-OFF VALVE tag that you can cut out and hang on the valve to make it easy to find in a hurry. Check the envelope that your bill comes in for a brochure called, “It’s time to prepare your home for winter”. There are helpful tips inside about freezing pipes, drafts around windows and doors, etc. And on the back of the brochure is the tag you can cut out to hang on your shut-off valve. If you are a tenant and don’t know where your shut-off valve is located – let us know!

Speaking of water…who else feels like they need to grow some gills and fins?

GLUB, GLUB! It looks like we are in for several more days of rain and even thunderstorms. Has Mother Nature forgotten that it’s January? And there is not a “Sunny” icon in the forecast at all for the next 2 weeks! Temperatures are predicted to be more seasonal by the end of next week and going into February.

Notice to Our Tenants: Low Temperatures Forecast!

Due to an arctic front the low temperature tonight into Thursday morning is forecast to be as low as 23 degrees . Lows for Thursday night and Friday night are forecast to reach the teens . Next Monday night – December 12th – temperatures are forecast to reach 20 degrees .

PLEASE remember to leave your kitchen and bathroom faucets dripping or running a small stream overnight to prevent your pipes from freezing. Burst pipes cause extensive and costly repairs! They can also be extremely inconvenient for YOU if you have to go without water service. Or if you have to move out of the residence temporarily while repairs are made.

Therefore, it is important for you to pay attention to weather forecasts, read your mail and emails from us, and check this blog on a regular basis for these updates.

Time for a filter change? Garbage disposal reminder!

Perhaps it has been awhile since you moved in. Have you given your furnace filter a second thought? Perhaps you just don’t remember what you did with all of those important documents that you signed when you signed your lease. So just in case you need a reminder…

Please check your HVAC filter to see if it needs to be replaced. As a rule, and as agreed to in your lease, filters should be changed every two (2) to three (3) months. This will keep the HVAC system working properly and avoid unnecessary repairs. This will also help to keep your utility bills down. That’s money in your pocket! If you don’t know where the filter is located, please contact us.

Also, you were also provided with a diagram of a garbage disposal showing the basic parts and listing food items that should NOT be allowed to go into the disposal. Please be sure that you are aware of these items. They can cause the disposal to become clogged – or worse – to be broken and need repair. Also, be responsible in preventing utensils and other non-food items from accidentally going into the disposal.

Negligence can be costly for all of us and charges that result from negligence may be charged back to the tenant. We certainly want to avoid as many service calls and expenses as we can.

FROZEN PIPES CAN BE COSTLY!

Hey, hey, Classic Real Estate tenants, let’s make sure we don’t have any frozen pipes this winter! By now you have probably noticed that winter has blown into town. We want to be sure that it doesn’t bring with it any unnecessary property damage, costly repair expenses, or the inconvenience to our tenants of being without water service – or worse having to move out of your home !

PLEASE, please, please make sure that your hose is disconnected from the outside faucet (which should have already been done) and that you leave all inside faucets dripping or slightly streaming when temperatures drop below freezing – 32 degrees. The weather forecast for this weekend includes predicted lows of 21 degrees Saturday night, 0 degrees Sunday night , 5 degrees Monday night, 11 degrees Tuesday night, and 19 degrees Wednesday night. It is crucial that you leave your faucets dripping this weekend – especially overnight. It is also helpful if you leave cabinet doors open underneath sinks so that warm air can get in and circulate around the pipes.

Let’s all be aware of weather forecasts this winter and take these simple precautions…it will prevent BIG headaches and make all of our lives a little easier!
